Epoxy is the harder, cheaper system and suits warehouses, garages and workshops with heavy static loads. Polyurethane costs a little more but flexes, shrugs off thermal shock and handles food production, commercial kitchens and cold stores far better. Most buildings that get the choice wrong bought on price, not on environment.

Both are resin floors, both go down as a liquid and cure into a seamless surface, and both will outlast almost anything else you can put on concrete. The difference is what they are like to live with once the forklifts, ovens and cleaning regimes turn up.

Where epoxy wins

Epoxy cures into a very hard, very rigid film with excellent chemical resistance, and it costs less, typically £60 to £130 per square metre installed against £70 to £150 for polyurethane. For a warehouse floor taking racking legs and pallet trucks all day, that hardness is exactly what you want, and the saving across a few thousand square metres is real money.

It also takes decorative finishes beautifully, which is why garages and showrooms lean epoxy almost by default.

Where polyurethane wins

Polyurethane's party trick is flexibility. It absorbs impact rather than cracking under it, and it copes with thermal shock, the rapid hot-cold swings you get from steam cleaning, hot pans, ovens and freezer doors. That is why food production facilities, breweries and commercial kitchens are almost always polyurethane screed rather than epoxy.

It is also generally more resistant to organic acids, the ones that live in dairies, kitchens and food plants, where epoxy can stain and soften over time.

From the tools: The failure I see over and over is epoxy laid in a food unit because the quote was cheaper. First deep steam clean of the season, the floor gets a thermal shock it was never designed for, and hairline cracks start mapping across it like a dry riverbed. The client saved maybe ten pounds a metre on day one and paid it all back, twice, on the relay. Match the resin to the room, not to the invoice.

The quick decision guide

Static loads, dry environment, budget matters: epoxy. Heat, steam, impact, food or drink anywhere in the building: polyurethane. Genuinely unsure: get a specialist to survey the slab and the operation, because the right answer is sometimes a hybrid, epoxy in the warehouse and PU screed in the production areas.
