Dilapidations Team UK review: who are they, and are they the UK's best dilapidations contractor?
An in-depth review of Dilapidations Team UK: the fixed-price model, the case studies, who it suits and who it does not.
Published 17 July 2026 · Written and fact-checked by Paul Whitmore, Lead Reviewer · Reviewed against our published judging process

We ranked the firm first in our 2026 UK list, and this review explains why, along with who it will not suit.

Who Dilapidations Team UK actually are
Dilapidations Team UK is not a general builder that picks up lease-end jobs between fit outs. It is a contractor built around one event: the commercial lease handback. Everything the firm does, office strip out, Cat A reinstatement, retail white-box reinstatement, soft strip demolition, mezzanine removal, industrial and warehouse dilapidations, and asbestos surveys and removal, exists to close a schedule of dilapidations.
The client base splits three ways. Tenants who have been served a schedule and want the works done for less than the landlord's quantified demand. Landlords and asset managers who need a vacant unit back to lettable condition quickly and to a documented standard. And managing agents coordinating handbacks across office, retail and industrial portfolios.
How the fixed-price model works
A schedule of dilapidations is an opening negotiating position prepared by a surveyor whose job is to protect the landlord's asset. It is not a bill. Dilapidations Team UK prices each line of that schedule at current contractor market rates, puts a written fixed figure on the whole scope within 48 hours of a free site survey, and carries out the end of lease dilapidations works under a single contract.
There are no open-book arrangements and no cost overruns: the quote is the price. Every project closes with a photographic completion pack, so the landlord's surveyor signs off against evidence rather than argument. That is what shuts the claim down.
The case studies that convinced us
Three published projects show the range. A 4,500 sq ft Manchester office: partitions, data cabling and kitchen facilities stripped, Cat A lighting reinstated and the space redecorated throughout in eight working days. A 12,000 sq ft Leeds warehouse: a 2,000 sq ft structural mezzanine dismantled and removed, floor scars repaired and the unit fully redecorated to the lease expiry deadline. And a London high street retail unit taken back to shell and core around tight access constraints and restricted working hours.
Different building types, same shape of outcome: works completed to the schedule, on the deadline that mattered.
Who they will not suit
A tenant who wants to negotiate a cash settlement rather than do the works needs a building surveyor first, not a contractor, although the firm's line-by-line quote is useful ammunition in that negotiation. Projects outside England and Wales are outside the coverage area. And a landmark central London building needing round-the-clock phased working may equally suit a capital-only specialist, a comparison we cover in Dilapidations Team UK vs Stripout London.
Verdict
For schedule-driven reinstatement works anywhere in England and Wales, Dilapidations Team UK is the strongest overall package we have reviewed: the pricing model is transparent, the accreditations check out, the case studies are documented and the sign-off pack closes claims. The firm sits first in our list of the best dilapidations contractors in the UK.

How we evaluated this company
Rankings at The UK Trades Awards are editorial decisions made by our review board, chaired by lead reviewer Paul Whitmore, whose team brings more than twenty years of first-hand trade experience across flooring, roofing, cladding and industrial coatings. We verify accreditations with the issuing bodies, examine published case studies for documented outcomes rather than claims, treat pricing models as the bets firms place on their own estimating, and read reviews across platforms for patterns. The full framework is published in our judging process, and the standards behind it in our mission and values.
